A coffee on the terrace, a walk by the sea and more time to enjoy a slower pace: Dominicus can give a very real shape to your retirement plans. Living here year-round also means looking at ordinary expenses. Housing matters, but electricity, healthcare and spending habits can change your budget just as much.
For one person, our working example comes to US$1,800 per month with an apartment that is already paid off, compared with US$2,530 for a long-term rental. Both examples include the same illustrative healthcare allowance of US$300. They are a starting point for planning, not a local statistical average or an insurance quote.
The detailed ranges below help you adapt these amounts to your own situation. The purchase price, any mortgage, a car, international flights and personal taxes are excluded. Medical cover and any applicable property tax need to be calculated individually before you settle on a final budget.

Everyday life in Dominicus: choose somewhere you can really live
Dominicus is part of the Bayahíbe tourism area on the Caribbean coast. Its beach and proximity to Bayahíbe village make it a base for enjoying the sea and activities around the region. The Dominican tourism office highlights trips to Saona and Catalina and the natural landscapes of Cotubanamá National Park.
For retirement, the precise address matters more than a description saying “close to the beach”. When you visit, walk to the shops you would actually use, and check the stairs, shade and noise at different times of day. A lovely terrace is a pleasure; a well-ventilated, accessible apartment that is easy to maintain is useful every day.
A holiday and a full year here follow different rhythms. Cooking at home, getting to know neighbours, organising shopping and planning medical appointments become as important as the beach. A stay of several weeks helps you understand these needs before choosing a home.

The assumptions behind our comparison
We compare one person living alone in a one-bedroom apartment of around 60 to 80 m², with everyday comfort and possibly a shared pool. They cook regularly, enjoy some restaurant meals, use air conditioning moderately and get around on foot or occasionally by local transport or taxi.
The owner has already paid for the apartment. They still pay community fees, maintenance and home insurance. The renter signs a long-term lease, and our rent assumption includes ordinary community fees. If the lease bills those separately, they must be added. You cannot compare two rents properly without checking what is included.
Every amount in the table is an editorial planning allowance based on local reference points and explicit assumptions. These are not guaranteed prices. Rental income from another property has not been deducted: its availability and expenses require a separate calculation.
The monthly budget, item by item
The upper end is not a ceiling: more expensive medical cover, a premium property, frequent outings or intensive air conditioning could push spending higher. If water, gas or Internet are included in your housing costs, remove the corresponding items to avoid counting them twice. Any applicable IPI property tax, international travel and settling-in costs must still be added.
In our central example, the owner's community fees and property-specific provisions total US$300. The renter spends US$1,000 on rent and US$30 on minor maintenance. With all other expenses unchanged, the budget rises from US$1,800 to US$2,530: a monthly difference of US$730. This compares cash spending; it does not measure the return on a property purchase or account for the capital tied up.

When you already own your apartment
Having no rent reduces your budget without removing housing costs altogether. Shared spaces, gardens, the pool and the services provided by the residence all cost money. What is included varies from one community to another.
As advertised reference points, one local agency lists monthly community fees of US$107 for a 69 m² apartment in Dominicus. Another listing, for a 117.76 m² property in Garden Breeze, gives US$212 per month, including water and gas inside the apartment. These properties are not identical: they show why you need to examine each residence's budget and services.
Also set aside money to maintain or replace an air conditioner, water heater, seals or household appliance. Our maintenance and insurance allowance of US$100 to US$180 per month is a planning provision to adjust to the condition of the property and your insurance policy. Major works and exceptional community assessments need an additional reserve.
IPI property tax, when payable, depends on the owner's circumstances and taxable property holdings. Being retired should not be assumed to bring an automatic exemption. Ask for the calculation that applies to you, then divide the annual amount by twelve to complete your monthly budget.

When you prefer to rent long term
Renting lets you discover your habits on the ground while keeping some flexibility. Rent depends on the residence, furnishings, proximity to the beach and the length of the contract. Multiplying a nightly rate by thirty is not a sound reference for an annual lease.
When we checked, Caribeexpert's catalogue listed a studio in Dominicus from US$680 per month. A detailed listing for a two-bedroom apartment quoted US$980 per month for at least three months, with electricity and Internet charged separately. Another listing in Dominicus offered a two-bedroom apartment at US$1,300 per month for at least six months, including Wi-Fi, water and gas. These are asking prices for different properties and must be reconfirmed; they provide context for our working assumption of US$800 to US$1,200 for a small apartment on a long-term lease.
Before signing, clarify the fixed term, deposit, payment currency, rent review rules and included charges. Also ask who pays for repairs, air-conditioning maintenance and any cleaning fees. The security deposit is money you need on arrival, even if it can be returned at the end of the tenancy under the contract.

Electricity and groceries: two habits that change the numbers
Air conditioning deserves a budget line of its own. The official CEPM/CEB page checked for this article lists 22.90 Dominican pesos per kWh for the RBT-1 residential low-voltage tariff. At that rate, 250 kWh represents DOP5,725 in energy consumption, and 450 kWh represents DOP10,305, before any other billing items. Check the tariff that applies to the meter and ask for several recent bills.
Our US$90 to US$170 allowance assumes moderate use; it is not a promise for a home that is air-conditioned continuously. Orientation, ventilation and equipment should be assessed during your visit. Convert expenses in pesos using the rate your bank actually offers when you pay.
For groceries, we allow US$320 to US$450 per month for one person cooking regularly. This is a household-shopping allowance, not a supermarket receipt collected in Dominicus. Imported brands, alcohol and convenience purchases can increase it. ProConsumidor's official SIDIP system provides reference prices by product; these should not be presented as the exact prices at your nearest shop.
Internet and mobile service are budgeted at US$45 to US$70. Request a quote for the exact address, including taxes, installation and the terms after any promotion ends: an operator advertising a plan does not guarantee that it is available in your building.

Healthcare: set an amount after checking the cover
The word “retired” is not enough to determine healthcare costs. Age, medical history, the countries covered, deductibles, exclusions and renewal options need to be examined before you move. Insurers explain, for example, that cover for pre-existing conditions may be subject to assessment, additional premiums or restrictions.
Our US$250 to US$500 monthly allowance is an illustrative calculation assumption for insurance and ordinary out-of-pocket costs. It is not a verified insurance rate for your age and may be insufficient. Replace it with an accepted quote and an estimate of expenses that will not be reimbursed. Do not assume that travel assistance is equivalent to insurance suitable for permanent residence.
Identify the facilities you might use and check whether they belong to your policy's network. La Romana has, among other facilities, Centro Médico Central Romana; a hospital's presence does not mean that every service it provides will be covered by your insurance. Planning transport to appointments is part of organising daily life.

Plan for arrival and annual expenses too
Your monthly budget comes with additional moving costs: travel, temporary accommodation, a rental deposit, paperwork, translations and initial equipment. An owner must budget separately for the purchase price and acquisition costs. None of these amounts is absorbed into the table's totals.
Recurring expenses paid once a year should be divided into monthly amounts: administrative renewals, annually billed insurance, any applicable property tax and trips to see loved ones. Keep a separate reserve for a major event as well; the monthly allowance for ordinary surprises does not on its own cover a hospital stay or major building work.
The Directorate General of Migration describes a residence procedure for foreign retirees or pensioners receiving a minimum pension of US$1,500 per month, subject to its other conditions and required documents. This administrative threshold does not guarantee that US$1,500 will cover your lifestyle. Residence formalities and the taxation of your pension must be checked against your circumstances and country of origin.

To turn these reference points into a decision, start with three figures: your full housing cost, confirmed medical cover and the monthly amount you actually have available after taxes and exchange fees. Add your leisure habits and travel plans. You will then have a budget that reflects your life.
Owning reduces monthly cash outgoings when the property is already paid for, but requires capital and maintenance reserves. Renting needs a higher ongoing budget and preserves flexibility. The right choice depends on how long you expect to stay, your priorities and the particular home.
